LMI (Lenders Mortgage Insurance) is a fee paid by the borrower when the deposit is less than 20% of the purchase price. It protects the lender, not you, against the risk of default, and it can add a significant sum to the cost of buying a home.

Certain lenders waive this requirement for specific professions they consider low-risk: stable employment, strong income trajectory, regulated credentials, and generally low default history as a cohort. Medical and dental professionals sit firmly in this category. The lender's bet is that a registered dentist with a practising certificate is a borrower who will service their debt reliably.

Which Dental Professionals Typically Qualify

What this means practically: you need less cash on the day of purchase. You're not being asked to wait until you've saved a full 20% deposit when your income and credentials already demonstrate you're a strong credit risk.

Some lenders also offer preferential rates, higher income multiples for borrowing capacity assessment, and more flexible treatment of complex income, particularly relevant for dentists who work across multiple practices, run their own clinic, or bill through a company or trust structure.


The Mistake Most Dental Professionals Make

They go to their own bank first. It's understandable, you've had your transaction account there for years, they know your name, it feels like the path of least resistance. But your bank is one lender with one set of policies. They may not have a professional home loan product. They may offer LMI waiver but at a less competitive rate. They may assess your income conservatively if you have mixed income streams.

A broker who works with multiple lenders can identify which ones have dental professionals explicitly on their approved list, what their LVR limits are, how they treat practice income versus salary, and where the best combination of rate and policy sits for your specific situation.
